Monday – Thursday Party:

- Insurance is $1/person if no alcohol is not served; $2 if alcohol is served.
- 1 pre-event meeting to scope out decorations, etc.

Friday Party:
- $500 + $75 Refundable Deposit + Insurance + Food
- Includes:
- The barn, the pavilion, the porch, and the restrooms for 5 hours
- Set up and clean up is included in the 5 hours

- 1 x 5 foot by 8 foot wagon
- 1 x 14 foot serving table
- 1 pre-event meeting to scope out decorations, etc.

Monday-Friday Wedding:
- $1700 for the full day + $200 deposit + Alcohol Insurance + Food
- Includes:
- The barn, the pavilion, the porch, the bridal suite, the grooms quarters and the restrooms from 8am – 11pm
- Set up and clean up is included in the hours of 8am – 11pm
- 10 x 9 foot, farm-style tables and benches
- 1 x 5 foot by 8 foot wagon
- 1 x 14 foot serving table
- 100 ceremony chairs
- 2 pre-event meetings to scope out decorations, etc.
- Breakfast from Grain Bin Commodities

Saturday Wedding:
- $2000 for the full day + $200 deposit + Alcohol Insurance + Food
- Includes:
- The barn, the pavilion, the porch, the bridal suite, the grooms quarters and the restrooms from 9am – 11pm
- Set up and clean up is included in the hours of 9am – 11pm
- 10 x 9 foot, farm-style tables and benches
- 1 x 5 foot by 8 foot wagon
- 1 x 14 foot serving table
- 100 ceremony chairs
- 2 pre-event meetings to scope out decorations, etc.
- Breakfast from Grain Bin Commodities
- Photographs with animals (horses, cows, etc) available for $50. Must notify before payment.

Rules and Regulations
1. Use of Property:
- Rental of the site includes the use of the entire inside of the Red Barn, bridal changing room, restroom and the outside porch areas as outlined by time slot.
- Use of the property is available from 8:00 am to 11:00 pm.
- For weddings, the day of the event is available to you from 8:00 am to 11:00 pm.
- Arrival more than 15 minutes prior to 8:00 am and departure more than 15 minutes after 11:00 pm will be assessed a full hour’s rate of $100/hour.
- All festivities including amplified music must conclude no later than 10:00 pm.
- Rental time may be changed subject to availability.
- Renters are ultimately responsible for set up, take down, and final cleanup of the barn at the end of the rental period.
- Open Flame:
- No open flames are to be lit by renters or guests. Fire in the fire pit and propane heaters are to be lit ONLY by staff of the Smokin’ F.
- A fire extinguisher is located in the bathroom closet of the bridal suite. All vendors are required to have knowledge of use.
- Food:
- The barn is an extension of Smokin F BBQ. Therefor no outside food or drink is permitted.
- Smoking:
- Vendors, staff and guests must follow the smoking policy.
- No smoking is allowed inside the building.
- Smoking materials may not be distributed to guests.
- Any smoking materials debris found inside the building, on or around the porches within 24 hours of the event will result in immediate forfeiture of the deposit.
- Anyone found smoking in the no smoking areas will be advised as to the no smoking policy. If they have to be told a second time the renter will lose their deposit.
- Rehearsals:
- A rehearsal is not included in your booking price. The evening before can be booked for the party prices of a 5-hour rental.
- If a rehearsal is booked, you then have the option to leave decorations and/or wedding supplies overnight. Doors will be locked, but The Smokin F is not responsible for items left overnight.
- Noise Level:
- Amplified music must be maintained at a reasonable volume and is only allowed inside the building.
- The Smokin’ F staff are authorized to lower sound provided by Band or DJ if deemed too loud.
- All festivities including amplified music must conclude no later than 10:00 pm.
- Alcohol Consumption:
- Anyone under the age of 21 may not consume alcoholic beverages while on the property.
- If liquor is served, a licensed bar tender must be hired.
- If any alcohol is served, the alcohol insurance policy must be purchased for the price of $1/person at the time food is ordered.
- The Smokin’ F Staff is authorized to close the bar down if alcohol consumption becomes a dangerous situation and is the cause of damage to the property.
- Cleaning Procedures:
- All cleaning must be done within scheduled rental hours. 15 minutes before or after hours will be assessed the full hourly rate of $100/hour..
- Vendors/Renters may use sink to dispose of water only. There are no garbage disposals and we are on a septic. The facility’s kitchen may not be used.
- All garbage must be placed in the garbage receptacles provided by The Smokin F.
- Any spills must be wiped up. Notify a Smokin F staff member for assistance.
- Decorations– All Decorations must be approved by the Smokin F staff.
- All decorating must be done within allotted rental hours. 15 minutes before or after hours will be assessed the full hourly rate of $100/hour.
- No tape, nails or staples can be used on building surfaces. Wire, Floral wire, non-stick tape are allowed. Magnets are also an excellent option.
- Candles may only be used on tables or other stable surface areas. Candles must be stationary and enclosed in non-flammable containers such as votives or glass vases. Battery operated tea lights are recommended. Removal of any wax on the floor will be considered excessive cleaning and a charge will be deducted from the cleaning/damage deposit at a minimum of $100. An additional $100 per hour fee will be charged if the removal and cleaning of the affected area/areas is extensive.
- No rice, hay, confetti, birdseed, potpourri, glitter or any substance of that nature.
- No fireworks are allowed on property, inside or out. Sparklers can be used for a send-off. Please notify Smokin F staff prior to your event so proper disposal buckets can be provided.
- No additional lighting fixtures or lights are allowed on the property unless first approved by The Smokin F.
- Animals: The Smokin’ F, LLC is a working farm.
- No renters are guests are permitted to cross fences into the pastures for any reason. The Smokin’ F, is not responsible for injuries should this rule be broken.
- No renters or guests may feed the animals.
- If any trash or items cross the fence for any reason, please notify staff of The Smokin F, LLC. Animals are very curious and ingestion of a foreign object may result in illness or death.
- Insurance:
- For events with alcohol, a $1/person fee is charged.
- Payment:
- A deposit in the amount of 40% of your rental fee, must be received in order to book your event. If the event is cancelled, this amount will only be refunded if The Smokin F has not turned away others requesting the same date, and/or it is re-booked by another party.
- The remaining 60% of your rental fee and insurance must be made in full 14 days prior to your event.
- In addition, a $200 fully refundable deposit must be made. This amount will only be refunded if all policies and regulations are followed.
- Payment is accepted in the form of cash, check or card. All credit cards will be assessed a 2.75% fee. If a check does not clear, the renter will be responsible for any fees associated with the returned check, and will be required to pay by cash or card.
- It is understood and agreed that should your group fail to adhere to all rules, policies and conform to the proper use of the building, The Smokin’ F may, at its discretion, terminate this agreement and require the renting parties to vacate the building (during the event if necessary), forfeiting any and all fees and monies.
- The Smokin F is not held liable for events not being held due to uncontrollable circumstances.
- By submitting the deposit of 40%, you are agreeing to the rules and regulations in this document and accepting responsibility for upholding them.
